When we decided to put our property up for rental in 2014 we researched who was the best letting agents in the Doncaster area. Kerrigans came top of the list, being highly recommended for their professionalism, hands-on approach and the skill of being able to act as fair brokers balancing the needs of both the tenants and the landlord. Since working with Kerrigans we have to say that their exceptionally high reputation is well deserved. During the last 10+ years up to and including the selling of our property, the level of service has been first rate. The team has successfully managed 3 changes of tenants, ensuring all the legal and regulatory requirements were complied with, and dealt with maintenance/ repair issues in a timely manner. We would certainly to pleased to recommend Kerrigans Property Ltd to any potential landlord or tenant looking for a professional friendly Letting Agent.Posted on Secretary Selby Health WalksTrustindex verifies that the original source of the review is Google. I first rented my property with Anthony and the team in 2007. It was the best decision I could have made. 18 years and numerous tenants later I could never have found a better letting agent. Professional, that’s a given, but the help, support and advice Anthony and the team have given me over the years has been second to none. I really can’t recommend them highly enough.Posted on BRANDON MURRAYTrustindex verifies that the original source of the review is Google. Me and my partner have rented property as tenants via Kerrigans over the past few years and have found their service to be outstanding. The owner Anthony is very efficient and has a lovely group of people working for his company, all very friendly. I have begun recommending friends whom are looking at renting to try to do so via Kerrigan’s. Properties often are very well priced PCM meaning very good value.Posted on Lauren PendleburyTrustindex verifies that the original source of the review is Google. Me and my partner have had a fantastic experience with Kerrigans. With our first property if we needed anything sorting they was on the ball with it and with our second Anthony personally went above and beyond to secure us a place that met our needs as a new family and any repairs that needed sorting he made sure everything was up to standard before we moved in. We will continue with Kerrigans as we can’t fault them and look forward to continue our journey with them. Fantastic service and would personally recommend them to anyone who is considering renting with a service that will be hands on and help support them.Posted on Gary BarlowTrustindex verifies that the original source of the review is Google. Anthony has been a breath of fresh air in my search not only for a rental property but making the rental a deal done , no stress , no pressure, no BS , just straightforward honest explanations and help to move forward . The aftersales/rental assistance is second to none , I am not being paid for this revue it is a genuine rental from someone who is grateful for the help I recieved to find my new home . I applied for the property, Anthony showed me around and I was fortunate enough for him to put me forward to the landlord for my dream home. The communication was second to none. When a tenant wants to apply for a property following a viewing, we will provide you with relevant information of the interested party. If there are multiple applicants, we will review the information and advice on the course of action but ultimately you will be able to make the final decision. Once a decision has been made, we will collect a holding deposit to secure the property.
Once the holding deposit has been received, we start the tenant referencing process to confirm their suitability. Once all checks are complete and both parties are happy, we’ll collect the initial funds, finalise the agreement and prepare for the tenant’s move-in day. At tenancy commencement a detailed check in report is carried out, which you receive a copy of. We also carry a video inventory out, which we refer back to both at the final inspection to ensure any potential problems are highlighted,
Tenant vetting is a crucial process that ensures you find reliable and trustworthy tenants. Our comprehensive vetting includes credit checks, employment verification, and references from previous landlords. We also assess tenant affordability to minimise the risk of arrears. This thorough process helps secure high-quality tenants and contributes to a positive letting experience for both parties. As well as the tenants Right to Rent.
DPS is a government approved deposit scheme. There is a legal requirement for landlords and letting agents to protect deposits on assured shorthold tenancies, with the DPS providing free, impartial dispute resolution.
In the event of a late payment, our team acts swiftly to address the issue. We initiate a structured arrears management process, contacting tenants to resolve any problems and ensuring that payments are made promptly. Our goal is to maintain a positive relationship while protecting your investment. If necessary, we can provide advice on legal proceedings, although this is rarely required thanks to our thorough vetting process.
We stay up to date with all relevant legislation, including the latest Renters’ Rights Bill. Our team regularly reviews property compliance, ensuring all safety certifications such as EPC, gas, and electrical safety are current along with right to rent checks. As part of our service, we handle all legal documentation and provide guidance on any changes to legislation, ensuring your property remains compliant and protecting both landlords and tenants.
Regular property inspections are a key component of our service, ensuring properties are well-maintained and compliant with safety standards. During an inspection, we check for any maintenance issues, assess the condition of the property, and ensure tenants are abiding by the terms of their lease. We provide landlords with a detailed report and recommendations for any necessary actions to maintain property standards.
For managed properties, we offer 24/7 maintenance coordination, ensuring any issues are addressed promptly. Tenants can report problems through our online portal or by phone. Our trusted network of contractors ensures high-quality repairs and maintenance, maintaining the property’s condition and tenant satisfaction. We coordinate all aspects of maintenance, keeping landlords informed and involved in significant decisions.
