What happens when a tenant wants to apply?

When a tenant wants to apply for a property following a viewing, we will provide you with relevant information of the interested party. If there are multiple applicants, we will review the information and advice on the course of action but ultimately you will be able to make the final decision. Once a decision has been made, we will collect a holding deposit to secure the property.

What happens after an application is accepted?

Once the holding deposit has been received, we start the tenant referencing process to confirm their suitability. Once all checks are complete and both parties are happy, we’ll collect the initial funds, finalise the agreement and prepare for the tenant’s move-in day. At tenancy commencement a detailed check in report is carried out, which you receive a copy of. We also carry a video inventory out, which we refer back to both at the final inspection to ensure any potential problems are highlighted,

What is involved in tenant vetting?

Tenant vetting is a crucial process that ensures you find reliable and trustworthy tenants. Our comprehensive vetting includes credit checks, employment verification, and references from previous landlords. We also assess tenant affordability to minimise the risk of arrears. This thorough process helps secure high-quality tenants and contributes to a positive letting experience for both parties. As well as the tenants Right to Rent.

What is the DPS Deposit Protection Scheme?

DPS is a government approved deposit scheme. There is a legal requirement for landlords and letting agents to protect deposits on assured shorthold tenancies, with the DPS providing free, impartial dispute resolution.

What if a tenant doesn't pay rent on time?

In the event of a late payment, our team acts swiftly to address the issue. We initiate a structured arrears management process, contacting tenants to resolve any problems and ensuring that payments are made promptly. Our goal is to maintain a positive relationship while protecting your investment. If necessary, we can provide advice on legal proceedings, although this is rarely required thanks to our thorough vetting process.

We stay up to date with all relevant legislation, including the latest Renters’ Rights Bill. Our team regularly reviews property compliance, ensuring all safety certifications such as EPC, gas, and electrical safety are current along with right to rent checks. As part of our service, we handle all legal documentation and provide guidance on any changes to legislation, ensuring your property remains compliant and protecting both landlords and tenants.

What happens during a property inspection?

Regular property inspections are a key component of our service, ensuring properties are well-maintained and compliant with safety standards. During an inspection, we check for any maintenance issues, assess the condition of the property, and ensure tenants are abiding by the terms of their lease. We provide landlords with a detailed report and recommendations for any necessary actions to maintain property standards.

How do you handle maintenance requests?

For managed properties, we offer 24/7 maintenance coordination, ensuring any issues are addressed promptly. Tenants can report problems through our online portal or by phone. Our trusted network of contractors ensures high-quality repairs and maintenance, maintaining the property’s condition and tenant satisfaction. We coordinate all aspects of maintenance, keeping landlords informed and involved in significant decisions.
