Landlord Fees in Doncaster

Our Three Landlord Packages
Bronze — Let Only is a one-off set-up fee of 132% of one month’s rent (110% + VAT), with a minimum charge of £800, and nothing monthly. We find and reference your tenant, prepare the tenancy and hand over; you manage the tenancy from there.
Silver — Let and Rent Collection is 90% of one month’s rent (75% + VAT) to set up, then 12% of the rent each month. We collect the rent, chase any arrears and pay you over monthly with a clear statement; you look after maintenance yourself.
Gold — Let and Full Management is the same 90% set-up fee, then 15% of the rent each month. We take care of everything on your behalf — rent, inspections, maintenance, compliance and tenant communication.
On Silver and Gold, the monthly percentage falls as the rent rises. Every percentage includes VAT, and the monthly fee is only ever charged on rent collected.

What is included, and what is charged separately
Marketing, the board, accompanied viewings, referencing, Right to Rent checks, arranging the gas, electrical and EPC certificates and the Legionella assessment, and preparing the tenancy agreement are in all three packages. The difference is what happens once a tenant is in.

On Silver and Gold, renewing the rental warranty is 3.6% of the annual rent, and managing an empty property between tenancies is 3%. Withdrawing while we are marketing a property to let is £300 plus disbursements. Withdrawing from management is the full fee in the first 12 months, and 75% of one month’s rent after that.
