How to apply, what you will pay, how to report a repair and what happens to your deposit — set out plainly, so there are no surprises.

  • We will tell you upfront whether pets, sharers or benefits are accepted, so you do not waste a trip.
  • Up to one week’s rent reserves the property while we reference you. It comes off your first month’s rent or deposit.
  • We check affordability, employment, previous landlord and credit history, and complete a Right to Rent check for every adult. Usually 3–7 working days.
  • You sign the tenancy agreement and pay the first month’s rent and deposit. We protect the deposit in a government-approved scheme within 30 days.
  • We check you in against a photographic inventory, take meter readings and hand over keys. Read the inventory carefully and tell us about anything you disagree with.

Emergencies

Smell gas: leave the property, do not use switches, and call the National Gas Emergency Service on 0800 111 999. Then tell us.

Fire: get out, stay out, call 999.

Major leak: turn off the stopcock, switch off electrics if water is near them, and call us straight away.

Power cut affecting the street: call 105.

Outside office hours, report genuine emergencies by phone on 01302 769276 and follow up by email. Non-urgent repairs are dealt with the next working day.

Tenant questions

How much deposit will I need to pay?
A maximum of five weeks’ rent where the annual rent is under £50,000, plus your first month’s rent in advance. The holding deposit you already paid is deducted from this.
Do I have to pay referencing or admin fees?
No. Under the Tenant Fees Act 2019 we cannot charge tenants for referencing, admin, drawing up the tenancy, inventories, check-in, check-out or renewals. The full list of permitted payments is on our tenant fees page.
How do I report a repair?
For managed properties, email us or call 01302 769276. Report anything urgent by phone. If the landlord manages the property directly, we gave you their contact details at check-in.
How much notice do I have to give?
Check your tenancy agreement — it depends on the type and stage of your tenancy. Notice must normally be in writing and expire on the correct date. Tell us early and we will confirm the right date in writing.
Can I keep a pet?
It depends on the property and the landlord. Ask before you apply, or before you get a pet during a tenancy. Keeping a pet without permission is a breach of most tenancy agreements.
When do I get my deposit back?
After check-out we compare the property against the check-in inventory and put any proposed deductions to you in writing with evidence. Undisputed amounts are returned within 10 days of agreement, and anything disputed goes to the scheme’s free adjudication service.
What is fair wear and tear?
Deterioration from ordinary use — flattened carpet in doorways, faded paint, minor scuffs. You cannot be charged for it. Burns, tears, unauthorised decoration and breakages are damage, and can be charged for with an allowance made for the age of the item.
