1. Who we are

This website is operated by Kerrigans Property Ltd. We are estate and letting agents, members of ARLA Propertymark and NAEA Propertymark, and members of The Property Ombudsman redress scheme.

2. Acceptance

By using this website you accept these terms. We may update them from time to time; the version published here is the version that applies.

3. Property information

Property particulars are provided in good faith and are believed correct at the time of publication, but they are not statements or representations of fact. In particular:

• Measurements, floor areas and floor plans are approximate and are a general guide only. Do not use them to order carpets, furnishings or fittings.
• Photographs show only parts of a property as they appeared when taken. Items shown are not necessarily included.
• We have not tested any services, appliances, fittings or equipment and give no warranty as to their condition or operation.
• Nothing on this site forms part of any offer or contract. Availability, price and rent can change without notice.
• Tenure, planning permission, building regulations, council tax band and any restrictions should be verified by your own solicitor or surveyor.

These particulars are provided in accordance with the Consumer Protection from Unfair Trading Regulations 2008 and the Business Protection from Misleading Marketing Regulations 2008. If you spot an inaccuracy, please tell us and we will correct it.

4. Valuations and appraisals

A free market appraisal is our opinion of the likely selling price or achievable rent based on local knowledge and comparable evidence. It is not a formal valuation for mortgage, probate, tax or matrimonial purposes, and it is not a survey or structural report. Where a formal valuation is required, instruct a RICS registered valuer.

5. Financial services

We are not authorised to give financial or mortgage advice. Where we refer you to a mortgage adviser or other third party, they are responsible for the advice they give and are separately regulated. We may receive a referral fee, which we will disclose to you at the point of referral.

6. Intellectual property

The content of this website — text, photographs, floor plans, graphics, and the Kerrigans name and logo — is owned by or licensed to us. You may view, download and print pages for personal use in connection with a genuine property enquiry. You may not reproduce, republish, scrape or commercially exploit any part of the site without our written permission.

7. Links to other sites

We link to third-party sites for convenience. We do not control them and are not responsible for their content, availability or privacy practices.

8. Availability and liability

We aim to keep the site available and accurate but do not guarantee it will be uninterrupted or error free, and we may suspend or withdraw it without notice.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for any liability that cannot lawfully be limited. Subject to that, we are not liable for indirect or consequential loss, or loss of profit, arising from your use of this website. Nothing here affects your statutory rights as a consumer.
