Client Money Protection

Money we hold on your behalf is protected. Here is our scheme membership, how we hold client money, and how to make a claim.

Since 1 April 2019 it has been a legal requirement for property agents in England who handle client money to belong to an approved Client Money Protection scheme, to hold a certificate of membership, and to display that certificate at their offices and on their website.

What Client Money Protection covers

CMP reimburses landlords and tenants if an agent misappropriates client money, or fails while holding it. That means rent collected and not yet paid over, maintenance floats, deposits we hold under an insured scheme, and money held for contractors.

It does not cover matters that are not about client money — rent arrears, tenant damage, or a disagreement about service. Those go through our complaints procedure.

How we hold client money

Client money is held in a designated client bank account with a UK bank, entirely separate from the firm's own trading funds, and is never used to meet the firm's own liabilities.

Making a claim

  1. Contact us first through our complaints procedure — many issues are an accounting error rather than a loss.
  2. Escalate to The Property Ombudsman if it is not resolved within 8 weeks.
  3. Claim against the CMP scheme where client money has been misappropriated or the firm has failed.
  4. Report the matter to Trading Standards at the local authority, who enforce the CMP regulations.
