Cookie policy

The short version

This site does not require you to log in and does not set advertising or tracking cookies unless you agree to them. Analytics and marketing tags load only after you accept them in the banner shown on your first visit.

Rather than publish a table that goes stale the moment a tag changes, we will show you what is actually stored right now. The preferences window lists every cookie and storage key in your browser, grouped by category, and flags anything we do not recognise.

The categories

• Strictly necessary. Needed for the site to work: your cookie choice, and the security token that protects our forms against cross-site request forgery. There is also a session cookie when a member of staff signs in to the admin area — ordinary visitors do not receive it. These cannot be switched off.
• Analytics. Google Analytics, where configured. Tells us which pages are useful and where people give up, so we can fix the site rather than guess at it. Never used to advertise to you.
• Advertising. Google Ads, Meta Pixel, Google Tag Manager and any tag added through it. Measures which adverts bring people to the site, and lets us show our properties to people who have visited before.

Tag Manager sits under advertising rather than analytics on purpose: it is a container that can load anything, so we cannot honestly promise it is analytics-only.

Nothing in the optional categories runs until you agree to it. The toggles start switched off, and closing the preferences window without saving changes nothing.

Your choice is stored in your browser's local storage rather than in a cookie — recording a refusal in a cookie would set the very thing being refused. It stays until you clear your browser storage.

Third-party content

Where we link to portals such as Rightmove or Zoopla, or to our mortgage partner, those sites set their own cookies once you arrive and their policies apply, not ours.

Changing your choice

You can withdraw or change consent at any time — open the preferences window above and save a new choice, or clear the decision entirely so you are asked again on your next visit.

Clear my cookie choice

Withdrawing consent stops anything new being set. Cookies already placed are removed by clearing site data in your browser.

You can also block or delete cookies through your browser settings. Doing so will not stop this site working.
