What Does Property Management Cost in Doncaster?

  • Full management — the agent runs the whole tenancy: repairs, inspections, compliance renewals, rent reviews, deposit disputes and, when needed, the possession process. Why do percentages differ between agents?

Because “management” is not a standard product — it is a word agents fill with anywhere between a great deal and remarkably little. Before comparing numbers, compare what the number buys. The questions that expose the difference:

  • Are maintenance mark-ups charged on contractor invoices — and at what percentage?
  • Are inspections included, and how many per year?
  • Are compliance renewals (gas, EICR, EPC) arranged within the fee or charged as extras?

  • What happens — and what does it cost — if the tenancy goes wrong and you need possession?

A low headline percentage with mark-ups, renewal commission and chargeable extras routinely costs more per year than a higher, all-in figure — “cheap” and “inexpensive” are different words for a reason. Ask for the full fee schedule in writing; a good agent volunteers it, and does not need chasing for it, which would rather set the tone.

Is full management worth it for one property?

The honest answer: it depends what your time and risk are worth. The maths that matters is not the monthly fee versus zero — it is the fee versus the realistic cost of self-managing: void weeks from slower re-lets, an under-market rent never reviewed, a compliance slip, or one mishandled dispute. A single avoided void month can fund a year of management fees. Some landlords genuinely enjoy the work and do it well; for the rest, the fee buys back your evenings and removes the sharpest risks. Does property management include finding the tenant?

Usually the tenant-find element is charged separately even on managed services — as a setup fee per new tenancy — with the monthly percentage covering the ongoing work. Again: written fee schedule, no surprises.
